Terms of Service
Last updated 31 October 2026.
This page is a plain-language template, not a substitute for advice from qualified Nigerian legal counsel. Have it reviewed before relying on it for compliance.
1. Who we are
9jaRealtor ("we", "us", "the platform") is operated by Bulltrock Groups. These Terms govern your use of the 9jaRealtor website and app, and apply to every buyer, seller, agent, and affiliate on the platform.
2. What 9jaRealtor is — and isn't
9jaRealtor is a marketplace that connects buyers with sellers and agents, and holds payment in escrow until both sides confirm a deal. We are not a party to the sale of any property, we do not hold title to any property listed, and we are not a licensed real estate brokerage, bank, or payment institution — payments and escrow route through our CBN-licensed payment partners, who you also agree to deal with when you transact.
3. Accounts and verification
You must provide accurate information when you sign up and keep it current. Sellers and agents must pass identity verification (government ID matched to a selfie, or a CAC registration check for companies) and ownership document review before a listing can go live. Buyers are verified on a sliding scale tied to the size of the transaction:
- Tier 1 (NIN or BVN + selfie) — up to ₦300,000
- Tier 2 (+ government-issued ID) — up to ₦500,000
- Tier 3 (+ proof of address and source of funds) — above ₦500,000, uncapped
We may suspend an account that fails verification, provides false information, or is used for fraud.
4. Escrow, fees, and payment
When you pay for a property, your money is held by 9jaRealtor and only released to the seller once you confirm the deal went as agreed, or once a dispute is resolved in the seller's favour. A 1% escrow protection fee is added on top of the listing price and shown before you pay — it is kept by 9jaRealtor in full. Separately, 9jaRealtor reserves 5% of the listing price itself at release, so sellers receive 95%. Agents earn a 2% commission on sales they list, carved out of that 5% platform reserve — never an additional deduction from the seller's payout. These rates are the same whether you pay by card, by bank transfer (Special Request Payment, for transactions above ₦5,000,000), or across an installment plan.
For a full walkthrough of the payment lifecycle, see how escrow works.
5. Listings
Sellers and agents are responsible for the accuracy of their listings and for having the right to sell or rent the property shown. A "Verified" badge means ownership documents have passed our review — it is not a guarantee against fraud, and buyers are still encouraged to inspect a property and review documents themselves before paying. We may delist a listing or mark it sold independently of the seller if we have reason to believe it isn't genuine (fake documents, a duplicate listing, a credible scam report), and we'll tell the seller why and how to appeal.
6. Refunds
A rejected payment, a failed verification, or a transaction you cancel before release can be refunded from your dashboard. Refunds are paid back strictly to the account the money came from — never to a different account you name at refund time. This protects against funds being moved through the platform under cover of a refund.
7. Disputes
If a deal doesn't go as agreed, you can report a problem on the transaction itself. This freezes the transaction and routes it to our team for review instead of letting it auto-release or auto-refund. We may ask either party for more information before deciding.
8. Prohibited conduct
- Listing a property you don't own or don't have authority to sell or rent
- Submitting false identity, ownership, or verification documents
- Attempting to pay or be paid outside escrow to avoid fees
- Creating multiple accounts to abuse referral, verification, or withdrawal limits
- Using the platform for money laundering or to move funds between unrelated accounts
We may suspend or terminate an account that violates these Terms.
9. Anti-fraud and acceptance
9jaRealtor exists to make a property transaction safer than dealing off-platform, and that only works if everyone agrees to trade inside it. You must not: impersonate another person, agent, or company; use a fake, stolen, or borrowed identity, bank account, or ownership document to pass verification; coordinate with a counterparty to fake a dispute, a refund, or a release so money moves without a real transaction behind it; or pressure, deceive, or rush another user into releasing funds, approving a transaction, or leaving escrow (for example, asking a buyer to pay you directly before a listing is live, or claiming to be 9jaRealtor staff). We monitor transactions for signs of this kind of abuse and may freeze funds, reverse a release, suspend an account, or report the activity to the Nigerian authorities or our payment partners where the law requires or permits it.
Because of this, you cannot create a listing as a seller or agent, or pay into escrow as a buyer, until you have accepted these Terms. You will be asked to do so once, the first time you take either action, and accepting again if the Terms later change.
10. Limitation of liability
9jaRealtor is a marketplace and escrow facilitator. To the extent permitted by Nigerian law, we are not liable for the condition of a property, the conduct of a buyer, seller, or agent, or losses arising from a transaction we did not ourselves cause — our role is to hold and release funds according to these Terms and to review disputes raised in good faith.
11. Changes to these Terms
We may update these Terms as the platform changes. Material changes will be announced on the platform. Continuing to use 9jaRealtor after a change takes effect means you accept the updated Terms.
12. Contact
Questions about these Terms can be raised from your account, or on a specific transaction from that transaction's page. See also our Privacy Policy.
